Common questions regarding interior painting
The cost of a project is determined by many factors, such as whether or not the home is occupied and how many colors we will be using. Some basic numbers are listed below
Ceilings range in price from .65 to $2 depending on whether or not the home is occupied, whether or not we are doing two coats, and whether or not we are painting closets to match the ceiling. Ceilings that require the use of staging will also increase the price.
Walls range in price from .65 to $3 depending on whether or not the home is occupied, whether or not we are doing two coats, and whether or not we are painting closets to match the walls. Textured walls which require more materials can also influence price. Walls that require the use of staging will influence the price.
Trim, baseboards, molding, crown molding, chair rails, window and door casings vary drastically. This typically needs to be assessed on a case by case basis. A range of $2 - $3 per square foot of floor space is a good starting guess. We may opt to spray your trim on a case by case basis if a spray finish is required
Cabinets are one of the most difficult things we do in a residential setting. We do not have a centrally located spray shop. We can set up a mobile spray booth at the job site and spray the bases in place. We use a combination of bonding primer and water based urethane when refinishing cabinets. It is recommended that you take a mini vacation and return to your fresh new cabinets.
We typically only spray interiors that are all one color, and that are empty of occupants and furnishings. Exceptions are made on a case by case basis
If we have a sample the size of a quarter, we can match any color. Otherwise we need the color name and code from the manufacturer.
For every 2000 square feet of living space, we need 5 days.
Wallpaper removal is typically billed Time and Materials. This is because we cannot know how the project will go until we start the work. Even if one trial section of wallpaper comes off easily, many times we will find more difficult sections later on in the center of the wall. Additionally, many rooms require extensive drywall repairs upon completion of the wallpaper removal.
Common questions regarding exterior painting
Most homes will require a form of pressure washing or soft washing. We use everything from mild detergents to tough antimicrobials to clean the outside of the house before painting.
Also, it is recommended that you get on our bi-annually pressure washing rotation schedule after having your house painted. Having your house pressure washed twice a year is a great way to keep your house looking fresh and to make you paint job last.
Spray and back-roll or spray and back-brush is the most effective way to paint your house, and is typically the manufacturer recommended way to achieve the best finish. We spray whenever possible. This keeps the labor cost of your project down AND follows the manufacturer specs.
Depending on the condition of the clapboards, shingles, or other wood siding, we use a combination of scraping, sanding, and priming before painting. We also use different primers for different situations. On bare wood, we recommend using oil primer. On peeling paint, or houses with lead paint, we recommend using an elastomeric or lead-stabilizing primer. This is relatively new technology that has made it much easier and safer to prep houses with dangerous chemicals trapped in the substrate.
We recommend a soft wash, stabilizing primer, and 2 coats of a 100% acrylic top coat. We do not perform any mechanical abrasion or work with power tools on homes with asbestos siding.
We will perform a lead test if it is requested. We require a stabilizing primer and 2 coats of a 100% acrylic top coat if lead is discovered. We do not perform any mechanical abrasion or work with power tools on homes where lead paint is present.
Common questions regarding epoxy floors
Most epoxy floor systems will require a pressure wash with a surface cleaner before application.
We recommend grinding every floor before application.
If there is an existing coating, we need to get the coating off. This typically involves mechanical abrasion with a diamond blade grinder. We vacuum, pressure wash, and clean until the surface is ready to accept a coating.
